Here are 3 questions to ask before a home inspection:
1. What problems should raise flags?
The most common major problems are asbestos, mold, rotting of beams or any history of oil on the property (spills, hidden in-ground oil tanks).
2. Are there any problems that arise within new homes?
We assume that it's the older homes that we have to worry about, but a common problem within new homes is that they are sealed so tightly that it affects the air circulation and creates a sick environment for appliances and residents.
3. What should you focus on in terms of A/C units and the furnace?
If the life-span of the A/C unit has been over 5-7 years and the furnace is from 8-12, they may need to be replaced. You can often tell if they appear greasy (or simply worn down). This can be further determined by a home inspector and can really affect the cost of a property.
It's important to understand what you are walking into (and potentially living in). Having a home inspection done is an inexpensive and easy way to learn!
